Green Rating Alliance is a non-for-profit association launched in March 2011 by a partnership of leading European global real estate companies including AEW Europe, Allianz Real Estate, AXA Real Estate, GE Capital Real Estate Europe, ING Real Estate Investment Management, KanAm Grund and LaSalle Investment Management, together with Bureau Veritas.
With sustainability concerns now at the very heart of the building sector, and with new regulations and a positive willingness to take a responsible approach, Green Rating Alliance aims at helping the construction and real estate industries reduce CO2 emissions, waste and reliance on natural resources, as well as urbanisation detrimental to the environment by providing a clear European benchmark.The Green Rating Alliance has therefore created the Green Rating tool

The Green Rating tool
Green Rating TM is a new European tool that provides a reliable measurement for the environmental performance of existing buildings. The Green Rating TM assessments are carried out by carefully selected, accredited and trained consultants from reputed audit firms who perform an efficient third party evaluation of the building.
4 Levels of performance1 - Intrinsic: evaluated according to the building envelope and installation as originally built.
2 - Potential Intrinsic: predicted performance versus intrinsic value after limited investments.
3 - Actual: assessed based on current occupants and operations.
4 - Potential Actual: potential for evolution based on behavioural improvements and operational adjustments.

Deliverable

6 objectives and tangible indicators
Represents the energy needs of a building calculated with dynamic and calibrated modelling.

Quantitative indicator expressed in kg CO2 eq/m²
Represents the level of greenhouse gas emissions resulting from building energy use.

Quantitative indicator expressed in cubic meters /m² per year
Represents a property’s water consumption.

Qualitative indicator on a scale of 1 to 9
Mainly based on access to public transport and provisions within the vicinity of the building.

Qualitative indicator on a scale of 1 to 9
Based on the quality of a property’s indoor environment (air quality, noise, natural light, comfort).

Qualitative indicator on a scale of 1 to 9
Based on a building’s capacity for waste sorting and related operational practices.
